Habibti is less common and toward women specifically, so it is extra affectionate toward that woman
But when you say this / habibti to your loved woman it means my love when you say habibi to your brother/ someone younger it means dear/my dear but it is usually awkward. A lot of arabs will use habibi or habibti as a form of address, it can either mean my love, just person i am talking to, and can even be passive aggressive I’ve seen people say it angrily to. I looked it up online and found that habibi is used for men and habibti for girls
